W/S asks for public support

Whether you support or oppose this development, this ad in today's Herald is well done. With its time lapse photography, paver sidewalks and hardwood facades, I think this flyer will sway public sentiment in favor of W/S... to some extent.

I'm not sure how much it cost, but I'd venture a guess that one flyer cost at least a buck... and I think the Herald prints about 7,000 or so copies. So W/S probably spent at least $7,000 on it.

I also noticed their Shoppes at Cheshire website for the first time.

And in one other Herald related item, I'm glad to see the Herald took the time to separate fact from fiction (by Leslie Hutchison):

A statement from an anonymous source posted on the blog of Town Council member Tim White states “Letters to P&Z can be given to Planning and Zoning for the record after 5/7. Keep writing letters.” Unfortunately for the writer, that doesn’t appear to be the case. Assistant Town Planner Lisa Murphy said, “It is highly unlikely that letters would be accepted” for the public record after the hearing closes.
Sticking to the facts is essential to any worthwhile debate.

Tim,
When some one from the council asked if there where any drawings to look at (even on a napkin) W/s said "NO". They lied. The next day a drawing was found. Great pictures . How about the back of the stores. How much are these condo's going to cost? They never say. There was such a low turnout for them at the last meeting that they had to resort to fancy flyers. You were fooled once and it seems it has happen twice. Look beyond the pictures. With modern technology one can make anything look good.

W/S needs all the help they can get. People asked great questions at the last meeting. The last speaker regarding water was right on. The W/S people were sweating. Plenty of water was available that night.

Tim: Did you read the whole article? The Herald accepted the biased view of the W/S attorney, rather than getting the facts from an unbiased source. They accepted Fazzone's view as if he were the town attorney, well he is not and they should recognize that. Bad reporting and your adding to the problem by highlighting it.

Fazzone is dead wrong and the flyer is 100% correct. The text change affects the entire 400 acres and that is the issue now before the P&Z. They cannot just change the text for a part of the interchange zone. If this text change passes, it then allows W/S to file a project development plan which conforms to the new text change that now allows housing and retail.

If the text change is approved, then others in the 400 acre zone can file development projects for retail and residential. If P&Z turns their project down, then they can go to court and the court would most likely side against the town.

If you don't believe Fazzone is wrong, the developer's lawyer, get an opinion from the Town Attorney, he should have already addressed this subject.

Another reason to question Fazzone's expertise is the fact that he owns property in the Interchange Zone.

The only other explanation is that the reporter got it all mixed up.


Another flyer item that he says is wrong is that no one is proposing big box stores. Maybe they are not in the W/S proposal, he knows what is in the W/S proposal, but the public doesn't. And,nobody knows or has an idea what can happen in the other 300 acres. He says that W/S is asking for stores in excess of 50,000 sq ft and he says this may perhaps be 70,000 sq ft. Well this is the first time anyone heard a figure, but it is not a firm figure, it is a perhaps figure. More smoke.
Now Mr. Fazzone does not say anything about building heights over 65 ft, nor does he say why they need buildings over 6 stories. How high is over 65 ft? Perhaps 70 ft? or 500 ft. Are there going to be 20 story apartment building? Let us in on the secrets.

So, in the future the Cheshire Herald should base their stories on people who are impartial and can provide accurate facts and they should not print false accusations that mislead the public.This sounds like Iraq supports that attack anyone that differs with them. The Herald should have asked the town attorney, that's what his job is.

Lisa Murphy is wrong. Last time I looked she worked for Cheshire. Why doesn't she check with the Town Attorney and the P&Z Chairwomen. It's up to her how long she keeps this open. If they have sixty -five days why not obtain as much info as possible. The public was not given enough notice. People have no clue that it pertains to the other 300 acres. Fazzones timely misquote will confuse them more. They should keep this open or deny on that reason alone.

I am impressed with the proposal and the professionalim of the people from WS. They are trying to do something good for the town and I can fully support the plan. Go to Canton yourself and see the great shoppes and resturants and the stores. Even if we need to add one more policeman then it is worth the cost.

As for the person who thinks this is a done deal because "everyone on the P&Z has told him so". No one knows so stop trying to kid us and yourself. If a P&Z member has talked to anyone about this they would be off the P&Z and no one is going to be that stupid! There is a huge problem in your way. Sand. The town might have to pay $532,000. There goes half of the $1M in plus revenue and it's not even built. What's going to happen later? Hamden's "magic mile" is outdoors with plenty of residential behind it. Look at their taxes. Much higher than Cheshires. We will not be able to duplicate the " magic mile" but we might create "THE TWILIGHT ZONE"

Cheshire businesses are voting to put themselves out of business. How? They are not willing to take a stand against the development of 400 acres of retail in the northend. They worry about losing business from people who support W/S request for rezoning.

So, their silence is in fact the vote that will put them out of business.

Wake up! Think about what your doing. The people of Cheshire want you here, where we don't have to drive a long distance. We don't want empty store fronts.

The chamber may have voted for it, but you don't have to follow their lead. Tell them they are wrong and take some action to prevent this assault on our town.

Keep Cheshire a family town with family owned businesses, where customers are known by name and not just another body.

Property values will fall if this zone change is approved. Why do people want to live in Chester, Madison, Woodbridge and Cheshire. It's because these are nice residential towns, and that's why.
So why do people want to change Cheshire from a place that they can raise their families and take part in a community, to just another commercial town. Remember, location, location, location, and if Cheshire becomes like Southington, then Cheshire is not going to be the location people desire. Even Calcagni knows that.


Nobody can say for sure if the town is going to have any net tax dollars over the many costs. Without an impact study for the entire 400 acres is made, the zone change must be rejected. This a huge change, not a matter of allowing 10 houses instead of 5.

This is the United States, let the people decide this crucial issue, not just 3 or 4 P&Z commissioners acting on no information.

Woodbridge has a very deficient school system. I would not use them as a role model

I don't see how it is ethical for Justin Adinolphi to be pumping the W/S development when he is acting as a town consultant on the town's Strategic Plan.

He's the main supporter of W/S. It looks like he's working for them to. Why did the Town Council hire Justin, a previous council person, to work on the strategic plan, this doesn't seem ethical either.

4:36 I believe Justin Adinolfi was the consultant for the Strategic Plan when it was first done five or so years ago. And while this year's budget proposal included $14,000 for a strategic plan update, the Council chose to remove it from the budget.

W/S did not get their $7000 worth tonight. They had to dig up Fazzones brother, the old Town Manager(now Commercial Realtor),CCC letter, EDC letter and many other realtors. They said nothing new. The good question had been asked at previous meetings by the (ANTI-GROUP) as we are labeled. Let the decision process begin. P&Z members were gracious to let them have their say.

I watched the televised May 14 P&Z
meeting. It seemed that the P&Z commissioners had more questions on the CVS application to build a new 13,000 sq ft store on the former Mcfee Auto Body and Damons Restaurant properties, than they had during the two P&Z meetings on the 400 acre Interchange zone change.

I also noted that there was no large crowd in support of a new CVS which will improve our shopping experiences. The supporters must have been given the night off.

I think its fair to say PZC has probably held back most of its questions in favor of hearing public comment and testimony from the developers. There was about 10 hours of it spread over 3 Monday nights. Hopefully we can expect lots of tough questions to be asked but unfortunately we will have to be there or read the minutes since the next meeting, 5/21, is not on cable. I doubt the Herald will cover it indepth either.

Even though the public can't say anything I think the public should show up anyway just to keep everybody honest.

Hmm...development at the far edge of town...makes a ton of sense, doesn't it? Oh, yeah, I forgot. Center of town is a piece of crap, and the pastoral beauty of the town is gone. Schools are overrated, and rich snobs everywhere. Sounds like EverySuburb, USA.
