Northend meeting

The Council will be meeting this Tuesday, January 23 at 7:30pm to discuss the proposed northend development. We'll meet again the following Tuesday, Jan 30 for a special meeting on various topics.

Tim, This is the last thing this town needs. Any increase in tax revenue will be spent on police, fire, sewers and the rest will be wasted by the council and the BOE. We don't need it.

This is exactly what this town needs!! I dont know of anyone of sound mind who doesnt support!

Let us open the area to development and ignore the rantings of the old guard of Cheshire (left side of council over near the end) who would have us put heavy taxes on the homeowner yet scream like a baby about 'undfunded mandates

The political side is not an issue here. The only issue here is if the taxpayers can afford it. Simply put, no matter what the development is it will not and cannot support itself without additional yearly increases to residential taxpayers.

If you don't believe this, ask the question, you will not receive an answer on this because the truth will defeat the idea.

If it does not make financial sense do not do it.

Why does the Town Council have a meeting the same night the BOE is expected to adopt the budget? We cannot be at two places at once.

anon 7:10 I don't think the boe is going to adopt a budget Tuesday, but they were looking for public input on Tues. I don't know why this north end development mtg is happening the same night. It's similar to one other night when there was a boe budget mtg and a senior tax committee mtg going on at the same time. Doesn't make sense. But having attended the boe budget mtgs, I can tell you that no town councilors were there (except 2 the night of the budget presentation). I don't think the new majority on the council cares much about the boe's budget. If they did care, they would be there as each line item is being discussed. They're just going to make a minor cut to the budget and will hand over most of what they want anyway-just as they did last budget cycle. It's funny because one dem councilor said last budget cycle that she didn't want to "blindly" cut the boe's budget, yet she hasn't come to any budget meetings this year and will likely "blindly" approve near to 3 million more.
Oh and anon 12:28, go ahead with your "angry white men" comments. Hit me with your best shot - I could care less.

The entire issue is simple, we do not need this development. Any development will cost the taxpayers money. The land at the NorthEnd does not cost the taxpayers money. It is not possible to develop property and belive it will not cost taxpayers money. Who do you think is going to be held responsible to pay for the municipal bonds the Town will have to have voted for in a referendum to pay for the sewer plant upgrade, new fire station, additionl police, road construction, maintenance etc. The developer is not going to buy a new sewer treatment plant, he may build the roads, but not the plant.

You want to develop the North End, here is an idea. Use eminent domain to get the property the schools are on, hand it over to developers. All the kids can to school in other towns, we will reduce our budget by 56 million dollars. Then we can afford to pay for the development.

Anon 6:52 and 6:56, I wont even address the absurd comments about eminent domain regarding the schools. Besides the town doesnt need emininent domain to take property it already owns, in any event, your comments in general are ignorant.

You say that the north end doesnt need and this towen doesnt need development, that it will only cost us money. Well this town does need development and any initial development is going to cost money. You know how towns thrive over the long haul, you know how business succeeds over the long haul? Investment, you have to spend a buck to make a buck.

People in this town want development, those of you who still believe the town is living in a 1950 environment are just plain foolish, and blind. We need thenorth end development and I havenews for you, we are going to get it. We are goign to get it because there is a growing majority of younger people with families who want it...and they are becoming more vocal. You cant have senior tax relief if your not willing to accept development to bring in tax revenue. Sorry pal, I guarantee you are going to lose this battle.

We should just keep Cheshire closed to development. It has worked so far. We have high tax rates and our schools are old and in need of repair.

Let it closed. This project is basically not even in Cheshire.

anon 8:14...ummm this isnt a start for developement...this is a complete project...I would need to see the numbers,,,i think others are correct in pointing out all the town service costs that would come with project...my feeling is that we will end up paying for this. I am 41 with children...i dont want it....my taxes wont go down or slow down because they build this shoppping center...they will still go up and I'd just as soon leave things as are...new people moving into town know the tax rates ....buyer beware

Did anyone at the meeting on Tuesday night explian who was paying for what infrastructure upgrades, who will be paying for ongoing support or will the develoopment contribute more revenue to the Town that it uses?

This would be the best thing for the town of Cheshire. Cheshire consistently lags other towns in our peer group in terms of Leisure and entertainment. This North End proposal would significantly improve that. It would also provide much needed tax revenue to support other programs. The thought that the tax revenue would be outweighed by costs to the community is obsurd. This proposal would also signicantly improve property value for residents as it would make Cheshire a more desirable place to live. In addition, we would receive property tax not only from the businesses, but also from the residents. These residents also provide the greatest rate of return since they would consist mostly of young professionals and empty nesters who don't utilize as many town resource since they have no children in the school system. This project is a no brainer and most forward thinking residents would love to have this type of project in the town. For once, lets consider the future of Cheshire and ignore the old guard. If we delay, we will inevidably loose this type of project to a neighboring town who will reap all of the benefits.

The North End deal is a wrong way to go. But before I state my position ask the question? Will the tax revenue from the development be more than what the cost of town services will be> If the answer is yes then it is good, if the answer is not hen vote no.

Look at it simply; the place will need a new sewer treatment facility, new fire station, additional police, new roads, lights, etc. If the developer will buy all of this upfront and pay for the entire costs, good. Just remeber this, under the current mill rate for every 1 million dollars the capital debt increases, the average tax increase to the average town resident is $10 dollars. A new sewer plant is 30 mil, a new fire house is 5 mil without a paid staff, we have yet to calculate the costs of roads, police etc. So if your comfortable with a $600 increase to you taxes stand up and vote yes. The increase to you property value is a false belief in a false number. The value of your property has no value until you sign at the closing when you move out of town. To continue to mortgage your future based on perceived escalating real estate values in a false economy is foolishness.

I would like to encourage you to support the change in the Plan of Development being proposed for the Interchange Zone.
That land has been left vacant for about 20 years by the present zoning regulations.
I believe this change in the Plan of Development and the land use proposal being brought forward would be an overall asset to the community.
