PZC to amend Interchange Zone rules?

I've been told that there is a PZC meeting on Monday and that the agenda includes an amendment to the Interchange Zone rules... something along the lines of extending the development grace period for W/S from five years to ten years. I'm not sure if that's it exactly, but I know many of you are interested in the proposed northend development.

You all should be concerned. The P&Z is trying to slip something by on this. What it means is if in the few years somebody wants to develop the North End either with a single store or a mall no further meetings or approvals have to take place.

Show up and ask the question. who came up with this idea and what is the logic behind it?

That's NOT at all correct. What it is doing is giving this developer an extended period in which to start building under their current approvals, most likely attributable to the economy. This was done previously for the Apple Valley Mall.

Why not just ask for a "lifetime" to keep lying to us.

I think we have gone from a LifeStyle center to whatever they want to do, whenever they want to do it, or maybe that was the plan all along. This whole process has simply been a show, filled with bought experts, fake polls, full-page ads, evasive answers and a never ending stream of lies all designed to fool the residents of Cheshire. These people will do or say anything to get an approval.

W/S must still have P&Z in their pocket or they think they are stupid enough to allow them 10 years of total control.

The people of Cheshire want action and if W/S can't build what they promised in the 5 year period, then they should be shown the door and thereby allow an alternate use of the land.

If P&Z allows this change, they should resign.

Obviously you are new to town. P&Z did the same thing for the previous mall application. That was a completely different commission than today. Time to give up these conspiracy and payoff ideas

5 years is plenty of time. If the economy doesn't turnaround by then I'm sure we will need more than a "lifestyle center".

So? and that managed to tie up the property for that many more years. Maybe this P&Z will be smarter. You just made my point.

Zone Text changes become part of the regulations and are not by law to only benefit this applicant although this applicant will greatly benefit in a few ways.

1. The developer can save on legal fees, avoiding reapplications extensions, etc.
2. The developer can wait out out long recessions...they know this is the case or they wouldn't bother with this current expense.
3. The PZC is powerless to ammend for a new extended period of time...18 months is now ten years.

Before the PZC decides this is such a good project it has to look hard at others that may drop upon the town and become subject to the same lock. A lazy PZC is one thing and this one maybe lazier than I thought, but the regs hang around beyond the terms of PZC commissinioners. Developers know the regs better than they do after all they write the zone text changes and PZC reactively amends them with a few dotted i's and crossed t's.

If the mall developers are so high on this project they should buy the property. I'm sure they're making some nominal payments along the way to the owners but why should the current landowners have to commit to this either even if they are willing to today. They mjust may get a better offer in 3 years.

According to some of you, there clearly haven't been this many conspiracies by our government since Bush/Cheney were in office. I think some are still trying to smoke out the Commies on the PZC. Joe McCarthy would be proud of you! Post more stupid stuff here when you have the proof that this developer is fronting for the Taliban. LOL

By the way, how do you think that those of us who are residential taxpayers will ever get a break if commercial and clean industrial users are discouraged from coming to town?
