The traffic impact

The MRJ is reporting that "traffic on Route 10 would increase by more than 3,000 vehicles on Saturday afternoons if the shopping center is built, according to traffic engineers."

That's just great, wall-to-wall gridlock on Rte 10. Did P&Z take this into account in their cost/benefit analysis? What does P&Z propose to do about this massive increase in traffic?

P&Z did not compile the fiscal impact analysis. The town compiled the fiscal impact analysis, which still needs to be better explained because it contains contradictory information.

I'm pretty sure it does not include anything related to Rte 10 traffic.

A true cost/benefit analysis should include the costs of all the "secondary" impacts, such as increased traffic and possible need for adding lanes, etc.

Isn't it Planning and Zoning's job to question the accuracy of the impact study and Milone's review of it?

How crazy to accept 11 students. this should be between 90 and 120 or even more. Once the other quadrants are built, can you imaging the number of students.

They should also be charged with the sewer capacity that they'll take and which will have to be replaced. If instead an industrial were to go in, there would be lower sewage needs and so much less impact on everything.

What about all the state money for roads and infrastructure. This money does not flow out of the ground.

What about all the time and gas we'll waste sitting another 20 to 30 minutes in traffic. Going to work and returning is already bad.

And what about the reduce property values we'll experience. Cheshire will just be part of the sprawl that surrounds us.

P&Z has done a good job for the developers.

Presumably, the fiscal impact accessment, which included the police and fire component, includes the traffic increase. The chief did say we need 5 add'l officers and a car because of this. Most police action is traffic related, ergo the traffic impact has been factored. As to its accuracy...to be sure it is an educated guess yet no doubtprobably understated.

You will never get a fire chief or a police chief sitting with their manager stating "we can't do this". It's their jobs to serve and protect and they will do this. It's the taxpayers commitment that must be factored in. Will they be willing to foot the bill that town councils will have to put forward sooner or later?

An editorial in this week's Hartford Courant sang the praises of mixed use developments. However, this was in regard to such developments being Town Centers. Who ever heard of Town Centers being placed on the outskirts of town? As mentioned at the last P and Z meeting, the reason there was no industrial development in the North End was because the land owners didn't want it. They waited until the time was right for them to make a killing putting in the latest example of sprawl. They waited until there was the right mix on the Town Council and the P and Z to push their plan forward. And Cheshire as we know it goes down the tubes.

James Fazzone's comments to the editor looks just like another attempt to mislead the public into thinking the mall is a good thing. Remember he is a developer and the brother of Anthony Fazzone, the mall's lawyer.

He says nearly everyone he talks with thinks the mall is great. If you talk with people who have a financial interest in it, of course they will support it.

He says, it's been 22 years and not one acre of the I/C has been developed. If owners don't want to sell, you can't develop anything. You can make more money by waiting and changing the zoning.

He says retail development is more lucrative to the town. Wow how wrong can one get, it requires more infrastructure and services, and more asphalt parking than warehousing, or industrial. And, why doesn't he mention the residential component of this this. None of the supporter want to talk about the residential. It started off as 160 rentals, now it's 146 condos and it's anyone's guess what it will end up as. Why does Jimmy want to hide the residential? Is it because it will overload our school system? How in the world can this development ever be more lucrative?

He says people would not have to leave town to shop? Wake up! It's 4.2 miles north from Town Hall, on the busiest road in town, rt 10, on the Southington border, a couple hundred yards more and you out of town. He should drive it during peak time.

His vocal minority includes the the few people that think with their wallets and support the mall and housing. No, they don't think about all the negative aspects this will have on our quality of life. They think of all the money they can make. It's all about money, money, money......

And, he doesn't mention how the additonal traffic will exaserbate an already bad situation. In all, the supporters just don't seem to care what happens to Cheshire.

Does anybody pay attention to all the robberies that occur in Southington and the surrounding towns? Bob's Furniture store held up Sunday Morning and $10,000 was stolen. Thank goodness no employ was hurt. Everyday it seems someplace is robbed. We better be careful.

anon 9:23 It's sad. I hope that Cheshire has sent a letter to our Neighbors and offered help in the form of personnel or monetary to defray labor/costs to correct the vandalism. If and when the people are caught the costs could then be reimbursed if it's a Southington person. If it's Cheshire person at least we helped right from the start. Shame on those that did this!!!!

that's no poor soul, it's just Matt. He was posting nasty, name calling comments for a year until he got outed here in October. So he stopped for awhile until after the election.

Now he's begun posting these inane songs.

Here's some psychoanalysis. He was active-aggressive in his harassment, and now he's more passive-aggressive. But I won't dispute that he needs help. In his own words, "I'm crazy, I'm crazy...."

9:36 I doubt a Southington person did the vandalism. "Go Rams" and similar remarks were reported in the paper as being spray painted on their field, track, etc. Seems sportsmanship, honesty and integrity are not high on the list of things the coaches are teaching our kids.

How is it that all the business people complain that traffic congestion is one of the biggest problems and yet the Economic Development Commission, the town's Economic Development Coordinator and the Chamber of Commerce approved of the mall that will turn route 10 into "The Highway To Nowhere. The Chamber of Commerce, whoever that may be, didn't even ask their members if they thought the mall was a good idea. Some members of the chamber are now casting their ultimate vote, with their feet.

Can a Town Council or commission member not recuse themselves from a vote when a person they do business with has a request before their organiztion? Shouldn't they be aware of who are members of LLC's that they do business with?
